Roofing in Pinnacle, Rogers

A Pinnacle roof project needs both a sound roofing scope and confirmation of the requirements for its lot. Start with a free inspection, then align the proposed product and work with the current committee requirements.

Roof replacement in Pinnacle starts with the list

Pinnacle is a gated golf community on the west side of Rogers. Its Architectural Control Committee publishes a roof covenant with material lists organized by lot type. The linked copy is dated March 1, 2015: useful background for planning, but the committee must confirm the current requirements and how they apply to your lot.

Once those requirements are established, compare eligible products with the roof itself: its support, flashing, ventilation, appearance and complete installed scope. The roof replacement page explains those layers. The ACC page lists first-Thursday meetings and submissions at least a week ahead. Confirm the current calendar and required documents before ordering material or setting the installation date.

What the Pinnacle roof material policy means for each lot type

The committee's policy, dated March 1, 2015 in the copy the Pinnacle Architectural Control Committee publishes, sorts the neighborhood by recorded plat. This is what the published policy says; check the current version with the committee before you sign a scope.

Cedar shakes, slate tile, concrete tile, clay tile, synthetic shake shingles (DaVinci Roofscapes or equal), or architectural laminated fiberglass asphalt shingles with at least a 40-year limited warranty and a minimum weight of 250 pounds per square. Other materials only as the committee decides, and metal roofing other than copper is not approved.

Town home lots

Cedar shakes or the same class of architectural laminated asphalt shingle, in Weathered Wood color only, and both sides of a two-unit town home have to carry the same roofing.

Patio home lots

Concrete tile in the same color as the existing patio homes.

Garden villa lots

DaVinci Roofscapes Bellaforte shake shingles in the Abruzzo Tuscano, Verona or Harbor Gray colors, or a product the committee finds substantially similar.

What the list does not decide

Underlayment, flashing, ventilation and decking repairs are not in the policy. They are in the roofer's scope, and they decide whether the approved covering actually lasts.

Match the selected covering to the roof beneath it

The covering and the roof beneath it need to be considered together. Product weight, fastening, slope limits and underlayment requirements vary. Moving to a different covering can require a structural assessment; a committee-approved appearance does not by itself establish that a product suits the existing roof.

A laminated shingle's weight does not explain its warranty or guarantee a longer useful life. Read the named product's installation instructions and written coverage. Tile, slate, synthetic shake and cedar each have their own attachment and transition details, so the proposal should name the complete assembly alongside the selected covering. The shingle types page explains construction and appearance differences without treating a warranty term as a lifespan.

Replacing a Pinnacle roof around the committee's calendar

A Pinnacle roof gets planned in this order so nothing waits on a meeting that already passed.

  1. 1

A roofer walks the roof, free

The inspection assesses present condition and whether a reliable repair or broader replacement scope deserves consideration. It does not establish an exact number of years remaining.

  2. 2

Confirm the current lot requirements and proposed product

Confirm the applicable product requirements with the ACC. The proposal should name the covering, underlayment, flashing, ventilation and how concealed decking work is documented and priced.

  3. 3

The committee submission goes in a week ahead

The published ACC page lists owner and contractor agreements, the roof covenant and plans, with submissions at least a week before its first-Thursday meeting. Confirm current requirements and the review date for this project before scheduling work.

  4. 4

The city permit question gets settled

Whether the job needs a Rogers permit depends on the work; the permit guide explains who confirms it.

  5. 5

The old roof comes off and the approved covering goes on

The deck gets checked and repaired where needed, then the covering goes down with the starter, exposure and ridge details it calls for.

Pinnacle roofing FAQs

My roof has storm damage. Does a repair have to use an approved product?

The policy covers installing or replacing the roof, and matching the existing covering is the sensible repair anyway. Hail and wind show differently on laminated shingles, tile and shake, so the inspection first sorts out what is actually damaged, then whether a repair ties in cleanly or the roof is at replacement. The storm damage page walks through that call.

Can I put a metal roof on a Pinnacle home?

The March 1, 2015 policy lists metal other than copper as not approved. Confirm the current rule and any proposed product with the ACC; the dated published copy is not approval for a particular roof.

Is the 40-year shingle really different from a 30-year one?

Those numbers describe warranty terms, not assured service lives. The dated policy names both a minimum limited-warranty term and product weight. Compare the exact product specifications and current coverage, and have the ACC confirm whether it meets today's requirements for the lot.

Plan your Pinnacle roof with the policy in hand

Tell us the address, what you have noticed and whether you are planning ahead or dealing with damage. A free inspection helps establish the roofing work; current lot requirements and the proposed product can then be addressed before installation is scheduled.
